It also ranks first in the list of the most affordable housing markets in America in terms of average home prices and mortgage rates, shows the share of property taxes paid by homeowners in that region, has a median property tax of $4,456, the fourth lowest after Boise, Idaho and Boise City, Boise State University and Idaho Falls, and has an average rental rate of 2.5%, the third lowest of all metro districts in Idaho. Third, Rexburg and the surrounding Idaho region have a total of 1.7 million square feet of residential space (measured by average gross cold rent, median rental price, and median mortgage), but no mortgage-free homes. It has just one of only two median rents above $1,000, the other being $2,500.
Rexburg's real estate prices are well below average, with an average price of $2,000 per square foot and a median mortgage rate of 2.5 percent, compared with national prices. Compared to Idaho, the data show that the most recent annual rate of appreciation is 7.21%, which is above the national average of 6.4% and even above the Idaho average annual rate. If you look only at the last 12 months, its appreciation rates remain among the highest in America, at 7% in the last 12 months and 9.1% in the last 12 months. For Rexberg, this appreciation is a sign that Rexburg properties are continuing to increase in value faster than in most municipalities, despite the nationwide downturn in the housing markets.
The homes had an average price of $2,000 per square foot and a median mortgage rate of 2.5 percent, both excellent by Rexburg standards.
